1. Dedicated Management Team: A three-member team manages each property. You may interview the professionals involved in the management of your property before contracting with us.
2. Limited Properties Under Management: We believe the traditional property management business model is flawed as it prevents managers from committing the time necessary to effectively manage a community. To overcome this flaw, VERA will manage no more than 10 properties at one time.
3. Local Service: VERA serves Hillsborough and Pinellas counties. A member of our management team will always be near your property. While your LCAM(s) will be the primary face on your property, the entire VERA team is happy to meet with the Board of Directors and/ or other homeowners.
4. Anytime Contract Termination: Aiming to keep things simple for you, we offer the flexibility to cancel the management contract at anytime with 60 days advanced notice. We are not interested in locking you into a contract with which you are unhappy.
5. All-In-One Management Fee: We believe the standard management fee structure (i.e., a low fixed monthly fee with a plethora of additional costs) fails to align the interests of the association and the management company. Why should a manager work to reduce administrative costs (e.g. printing, postage) when these costs create a profit for the management company? With our All-In-One Management Fee, you will never pay separately for coupon books, postage, paper, faxes, envelopes, processing charges, or any other management service. This makes budgeting easier and puts the onus on us to reduce administrative expenses.
6. Bank Selection: Unlike most management companies, VERA will gladly work with any area bank. This simplifies the management transition for homeowners and reduces cost, as new coupon books are not necessary.
7. Policy Customization: Managers are only as effective as the procedures they follow and most managers follow the same procedures for every property. This cookie-cutter management is ineffective as each property’s needs and rules are unique. Proper policies approved by the Board keep control in your hands and provide metrics against which you can review our performance.
As part of the management contract, we will present the Board with customized policies and procedures or review those policies already in place. The specific policies presented will vary based on the needs of the property and the priorities of the Board but often include violation identification and fining, rentals and sales, move-ins and move-outs, parking on property, unit maintenance and renovations, amenities use, and maintenance fee collections.

- Terminating a management relationship is more difficult when services are bundled, as associations would lose key vendors as well.
- As bundled services are offered at a fixed rate, management companies are ncentivized to contract with the least expensive vendor as opposed to the most qualified vendor in an effort to increase their profits.
- With control of vendor selection shifted from association to manager, competitive bidding is eliminated, leaving associations at risk of paying the management company above market price for these services.
- As these vendors are representatives of the management company, managers are less likely to be upfront with Boards about issues related to the vendor’s work.
