VERA's Standard Fee Structure
For all associations, we offer a standard fee structure with a fixed monthly management fee. We aim to simplify the management fee structure, however, through our All-In-One Management Fee. There are no extra fees for envelopes, photocopies, faxes, long-distance phone calls, Board of Directors meeting attendance or after-hours emergency calls in our management contract.
VERA's Flexible Management Fee Structure
We offer a unique fee structure for associations with inconsistent revenues due to high accounts receivable. We calculates our management fee monthly based on a fixed percentage of the association's cash revenues for the month. Because of this, the monthly management fee will increase when cash revenues increase and decrease when cash revenues decrease. This fee structure reduces the management cost burden on the association during periods of reduced revenues. Further, this structure better aligns the interests of the management company and the community association by incentivizing our team to maximize association revenues.
VERA's Management Fee Structure for Distressed Properties
We know that quality management services are often unaffordable to those properties most in need. As such, we offer a fee structure that makes property management more affordable for associations experiencing financial distress (e.g., high accounts receivable, little to no reserve funding, persistent operating losses).
This structure allows the association to pay as little as half of the monthly management fee each month while the remaining monthly management fee accrues. Come year-end, if specific financial goals have not been met, we forego payment of the accrued management fees. This fee structure reduces the management cost burden on the association and incentivizes our team to improve the association's financial position.
